The main villa is arranged over two levels and comprises a total of eight bedrooms. Six double bedrooms on the upper floor are dedicated to guests, while two additional bedrooms on the lower floor are reserved for accompanying staff.

At the heart of the villa is a spacious and light-filled living and dining area, where large panoramic windows frame views of the garden and surrounding landscape. Comfortable seating areas are arranged around an open fireplace, while the dining area provides an inviting setting for indoor meals.

The fully equipped kitchen connects directly with the main outdoor entertaining area, where a large barbecue, wood-fired pizza oven and generous dining table create an ideal setting for lunches and dinners outdoors.

UPPER FLOOR – GUEST BEDROOMS

The upper floor accommodates guests in six double bedrooms.

Four of the bedrooms feature their own private en-suite bathrooms, while the remaining two double bedrooms share one separate bathroom. An additional small service bathroom without shower is also located on this floor.

The six bedrooms are located on the same level, creating a practical and comfortable arrangement for families and groups travelling together.

THE COTTAGE

Set within the same property, the independent Cottage provides three additional guest bedrooms and offers a greater degree of privacy from the main villa.

The Cottage has its own entrance and features a bright living room opening onto a furnished veranda with an outdoor dining area. A separate, fully equipped kitchen is also available.

The Cottage comprises three bedrooms and two bathrooms, arranged between the ground floor and a raised mezzanine level.

On the ground floor is one twin bedroom, served by a separate bathroom which also functions as the Cottage's service bathroom.

Also on the ground floor is one double bedroom with its own en-suite bathroom.

A third double bedroom is located on the mezzanine level, creating a distinctive and more secluded sleeping area within the Cottage.

Surrounded by its own garden areas, the Cottage enjoys beautiful views towards Tavolara and Molara and provides direct access through a private gate to a rocky beach.

OUTDOORS

The extensive outdoor spaces are one of Villa Beatrix's defining features. Approximately 7,500 sqm of Mediterranean gardens surround the main villa, creating a secluded setting where the architecture blends naturally into the coastal landscape.

The main terrace provides generous areas for outdoor living and dining, complemented by a barbecue and wood-fired pizza oven.

The private swimming pool can be heated at an additional cost and is surrounded by sun loungers and umbrellas, while the adjoining Jacuzzi provides an additional space for relaxation.

From the gardens, pathways lead directly towards the coastline. From Villa Farfalla, access to the sea is directly from the rocks, while the Cottage has access through its private gate to a rocky beach. This allows guests to enjoy two different points of contact with the sea within the estate.
